High Density, 3 Story, 27 Unit Apartment Project at Calle Real and Patterson

HEARING UPDATE - - SBAR (Aug 28)

The County’s Board of Architectural Review (SBAR) issued conceptual approval on a 3-1 vote. Given that the primary focus of SBAR is architecture and landscaping, this was somewhat anticipated.

That said, the issues of density, height, traffic safety and access, and viewshed protection will be "front and center" when the project is reviewed by the Planning Commission. I have asked staff for an estimate on the timing for the Planning Commission hearing and I'll keep you posted.

Stats: Three story, 27 units on this small avocado orchard

Density: 16.7 units per acre compared to four or five units per ace in nearby residential neighborhoods

Status: Currently under review by the South Board of Architectural Review (SBAR).

TOO BIG

The push for high density forces the developer to design one long solid structure (to squeeze in 27 units).

TOO TALL

At three stories tall, this structure will block mountain views from Patterson and loom over Calle Real. Note: the area below the flags in the both pictures on this page will be structure which will block mountain views.

TOO DENSE

As proposed, this project is 333% to 417% more dense (units per acre) that nearby neighborhoods.

TRAFFIC SAFETY AND ACCESS

A new left turn lane would be installed on Calle Real just west of Patterson - - adding another traffic element for drivers to navigate in this already busy intersection (especially when driving west on Calle Real in afternoon rush-hour with the sun directly in your eyes). Residents of the apartment complex would have to "queue-up" in this new turn lane and cross Calle Real to enter the complex.
