High Density, 3 Story, 27 Unit Apartment Project at Calle Real and Patterson - - Up to 417% more density than surrounding neighborhoods

6/12/21 Update: The County Planner has issued a draft "Mitigated Negative Declaration" (MND) document which was announced to those within 300 feet of this project. Public comment on the draft MND must be received by June 22nd. You can view the Draft MND here and review the Concerns Map and the Patterson Neighborhoods response letter.


No later than June 22 - - Please review the Concerns Map and Patterson Neighborhoods response letter and send a brief and respectful email to Sean Stewart sestewart@co.santa-barbara.ca.us to encourage him to update the MND to factor in the concerns expressed in the Patterson Neighborhoods letter. Feel free to include additional thoughts that address the content of the MND. 

Next Steps: A hearing at the Planning Commission will likely take place in late August or early September - - this is when the neighborhood will have to make its voice clearly heard. 

Stats: Three story, 27 units on this small avocado orchard

Density: 16.7 units per acre compared to four or five units per ace in nearby residential neighborhoods

Status: Awaiting the finalization of the MND and subsequent hearing(s) before the SB County Planning Commission.

TOO BIG

The push for high density forces the developer to design one long solid structure (to squeeze in 27 units).

TOO TALL

At three stories tall, this structure will block mountain views from Patterson and loom over Calle Real. Note: the area below the flags in the both pictures on this page will be structure which will block mountain views.

TOO DENSE

As proposed, this project is 333% to 417% more dense (units per acre) that nearby neighborhoods.

TRAFFIC SAFETY AND ACCESS

A new left turn lane would be installed on Calle Real just west of Patterson - - adding another traffic element for drivers to navigate in this already busy intersection (especially when driving west on Calle Real in afternoon rush-hour with the sun directly in your eyes). Residents of the apartment complex would have to "queue-up" in this new turn lane and cross Calle Real to enter the complex. View the aerial graphic here.
